For Zutec, this wasn’t the first time we’d gone to Wembley and tasted success. Over the last 14 years we’ve been involved in a number of revitalisation projects in the area, including our role as the overarching construction management software provider for the iconic Wembley Stadium. So when Quintain, the multi award-winning developer and owner/manager of built to rent (BTR) property, contacted us about the Wembley Park project, it felt as though we were on home turf.

This ambitious project would deliver 8,500 new homes including 6,014 BTR properties which Quintain Living would be managing itself. If those numbers sound impressive it’s because they are. Wembley Park is the UK’s largest BTR estate and as such, the scale of the information management challenge was vast.

Quintain initially selected Zutec BIM to collate and review its entire catalogue of BIM (Building Information Modelling) data for the estate.
Citing seamless functionality, the ability to collate massive amounts of data, flexible configuration options and the software’s capacity to align their asset information with standards and regulations, the Quintain team was impressed. Extracting leverageable knowledge and insights on the development, they quickly realised the value of our solution in helping run the site more effectively.

Subsequently – in line with Quintain’s need to establish a ‘golden thread’ of information through planning, construction, handover and operation – Zutec’s role grew to cover the provision of full-lifecycle Asset Information Management solutions for the estate.

This immediately improved the breadth and accessibility of the data that the Quintain team could access, effectively creating a complete ‘digital twin’ for every single building. With comprehensive Handover and digital O&M information available, Quintain Living now has the ability to check everything right down to the fabric in the curtains and the paint on the walls – all at the click of a button.

Naturally, this level of detail brings huge efficiency gains during the facilities management term, for example when conducting repairs or renovation works between tenancies.

On a corporate level, Zutec has supported Quintain with its internal insight and decision-making processes, as well as communicating its commitment to transparency, compliance and quality. And on a human level, Wembley Park is a perfect example of a development designed, built and managed according to a new, more responsible and accountable way of doing business.

Principal Tower – Principal Place Residential

Principal Tower, designed by Foster + Partners, is the landmark residential tower within Principal Place, a mixed-use development on the edge of the City of London in the borough of Hackney. The tower is a 175 meters high, elegant structure containing over 280 apartments arranged over 50 floors.  The tower will provide a mixture of one, two and three bedroom units as well as a duplex penthouse spread over a total of 322,500 sq ft together with 5,000 sq ft of leisure facilities including an indoor swimming pool and gym.

Multiplex are the main contractors on this project who in turn have contracted the Zutec platform for several of their processes.  The Snagging & Defect Management tool was used as the main Quality Assurance collaboration platform for the project. Multiplex used this to capture all tasks such as snags, defects, observations, incomplete works, outstanding works and clean up notices and raise them against the responsible subcontractors. The Client Representatives, Multiplex and all subcontractors use this tool to collaborate and resolve all issues captured onsite. The Task Management tool also provided detailed insights and analytics through the embedded and interactive dashboarding on the Zutec Platform.

The Zutec Construction Progress Tracker was used to capture every Fit-Out Construction Activity in the building. All of the supply chain used the tool to record their Construction activity progress room by room and also attach corresponding Quality Assurance documentation and As-Built dates. This granted Multiplex a real-time insight into Construction Progress vs Plan and Quality Assurance through the in-depth dashboard reporting from the Zutec Platform.

The Site Diary tool was used by all onsite staff to record the daily site activities and observations such as subcontractor labour count, environmental observations, delays, progress etc.

As with any multi million pound development, project handover is a key component in completion and Zutec’s Digital Operations & Maintenance Manuals were used as a collaboration tool for all subcontractors to upload all of the required handover information which is essential for a smooth handover and successful running of the building post-handover. All information uploaded was brought through a workflow and validated by the various certifiers. The Zutec Digital O&M tool provided real time reports on the handover documentation progress which enabled Multiplex to effectively track and capture all the required documentation in time for handover.

Zutec were brought on to this project by the client for Asset Management of the whole Broadgate Student Accommodation Campus.  The Zutec Asset Register offered the client a reliable single view of all assets and a detailed overview of all information associated with those assets.

The client wanted a complete Building Condition Survey developed which incorporated a Condition Appraisal of the entire site – room by room, space by space and asset by asset – right down to looking at the condition of the walls and carpets, service and equipment.  As these buildings were already in use the exercise for Zutec was akin to building an asset register working backwards.

Burlington Gate

The apartments are designed to achieve Code for sustainable homes level 4 and the retail areas are designed for building research establishment environmental assessment method (BREEAM) 2011 very good rating. Zutec provided Multiplex with an online platform to manage their handover procedure and their day to day operation. Using Zutec the consultants and subcontractor could access their own pre defined folder structure upload and offer their handover information for review. Zutec provided training and support to all parties on how to access and upload information to the platform.

Multiplex CDM then accessed the complete the Digital Operations & Maintenance Manuals folder structure and used any information needed to compile the health & safety file which is also available on Zutec. Zutec then provided access to the client agent to review and ensure the information provided by the subcontractors reflected site conditions. During the construction phase Multiplex used Zutec’s Snagging & Defect Management tool to capture any issues raised on site.

Using the automatic notification feature on Zutec, Multiplex were notified daily about these observations raised by the client team. Which in turn enabled them to distribute these observations to the contractor to rectify.

One part of the handover deliverables is to provide a full list of snags/defects to the client, by compiling all snags on the Zutec platform, Multiplex were easily able to fulfil this handover requirement. The client had full access to the Zutec platform through the defect liability period.

Accessible to the public via several traditional London passageways, Old Street Yard is home to restaurants and residential apartments, creating a new urban environment to transform the character of the neighbourhood.  For the occupants of the low-rise units that surround Old Street Yard, the courtyard acts as a hub for socialising and sharing ideas. Tree-lined and featuring grassed seating areas with public art, the entire area will be Wi-Fi enabled to create an inspiring working space.

Multiplex involved Zutec on this project, where they used various tools throughout the build. Zutec were appointed to this project to provide an online space for consultants and contractors to upload their Digital Operations & Maintenance Manuals on Holland Park Villas.

Once the documents had been accepted by the contractor as complete, they were then uploaded to the Zutec platform. The contractor ensured that the documents on Zutec are as built (AB).  The client agent was then requested to review the information on behalf of the client to ensure it is all correct. This process continued throughout the life time of the project until practical completion (PC) is achieved.

The Digital Operations & Maintenance Manuals were then handed over to the client at the end of the project with all the necessary handover information, reviewed and accepted by all parties. The client had full access to the Zutec platform throughout the defect liability period.

The Garden Halls are located in the Bloomsbury area in the Borough of Camden, London. The halls cover an area of approximately 1.45 hectors and is bound by Cartwright Gardens to the west, Hastings Street to the north, Sandwich Street to east and Leigh Street to the south. Zutec consulted with Multiplex their client, consultants and subcontractors during the construction phase of Cartwright Gardens on the handover process, providing an online platform for all concerned parties to upload all handover related information.

As with any multi million pound development, project handover is a key component in completion and Zutec’s Digital Operations & Maintenance Manuals were used as a collaboration tool for all subcontractors to upload all of the required handover information which is essential for a smooth handover and successful running of the building post-handover. All information uploaded was brought through a workflow and validated by the various certifiers.

The system allowed each subcontractor to issue their handover information for review to Multiplex. Multiplex then accepted or rejected that information depending on site conditions.   Zutec provided the CDM health & safety consultant on the platform for the H&S file as well as access to the operation and maintenance manual. The CDM consultant was then able to identify and use items from the Digital Operations & Maintenance Manuals tool that were necessary to complete the health & safety file. The Zutec Digital Operations & Maintenance Manuals provided real time reports on the handover documentation progress which enabled Multiplex to effectively track and capture all the required documentation in time for handover.

Post construction UPP opted to maintain the Zutec licence. UPP are now using the Zutec online platform and the Snagging & Defect Management tool to manage their daily planned maintenance tasks, to carry out site audits and to create PPM reports.
