Burlington Gate

Native Land secured planning permission in August 2013 to redevelop the existing 83,000 sqft building into 42 private apartments and appointed Multiplex to build this major luxury residential and retail scheme in Mayfair, West London. The development on Burlington Gate is a nine-storey mixed-use development compromising 42 luxury apartments, a residents’ gym and spa, and 25,000ft of retail space designed for art gallery use.

The apartments are designed to achieve Code for sustainable homes level 4 and the retail areas are designed for building research establishment environmental assessment method (BREEAM) 2011 very good rating. Zutec provided Multiplex with an online platform to manage their handover procedure and their day to day operation. Using Zutec the consultants and subcontractor could access their own pre defined folder structure upload and offer their handover information for review. Zutec provided training and support to all parties on how to access and upload information to the platform.

Multiplex CDM then accessed the complete the Digital Operations & Maintenance Manuals folder structure and used any information needed to compile the health & safety file which is also available on Zutec. Zutec then provided access to the client agent to review and ensure the information provided by the subcontractors reflected site conditions. During the construction phase Multiplex used Zutec’s Snagging & Defect Management tool to capture any issues raised on site.

Using the automatic notification feature on Zutec, Multiplex were notified daily about these observations raised by the client team. Which in turn enabled them to distribute these observations to the contractor to rectify.

One part of the handover deliverables is to provide a full list of snags/defects to the client, by compiling all snags on the Zutec platform, Multiplex were easily able to fulfil this handover requirement. The client had full access to the Zutec platform through the defect liability period.
